Carrollton get your swim suits on and head to the Splash Park. W J Thomas Splash Park opens on Friday 4-27 and it is free!!! The W J Splash park is located at 1955 N.Perry Road and will be open daily from 9 am to 8 pm. It says they are open daily now but I would call 972-466-3080 to make sure. The old pool was demolished and the first Carrollton Splash Park was created. At this time there are no restrooms available but they plan to build them by late June. I may hold off on swimming until Late June?? After the restrooms are built there will be reserved areas of the splash for parties for a small fee.

The WJ Splash Park is an easy walk W J Thomas and Josey Ranch Sports Field and will be the perfect place for free water play and family outings! The internet is a great resource. You can find out more than you want to know on any home. Google maps can show you aerial shots from every angle. The problem with the internet, is the information reliable or up to date. There are several Real estate Website that are not up to date and you buyers can waste a lot of time looking at homes that sold 3 weeks, 3 months ago. Your local Realtor can set you up with latest, updated website to search for homes. If you are selling your Irving Home then you need the latest sold property in your area. You need to see what your competaition is. Your local Irving Realtor has this up to date information and can get you the most money for your home in the fastest amount of time.

2) They know the current Irving Real Estate market value

Since Texas is a nondisclosure State, it is harder to get accurate information on what homes actually sold for. There are sites that give you estimates, but the fine print on these sites will state that their numbers could be off 30%. Your Local Realtor can find the accurate information for you. On the radio again today I heard that the national market is slow, that sales and values are down. I don’t know the nationl market, but in my market inventory is low and homes are moving quickly. This past month two different buyers I represent lost out on multiple offers. Sellers taking low ball offers may be happening somewher in the nation, but your local Irving Realtor knows what is happening here and now.

3) They represent your interest.

Selling or buying a home can be very stressful and complicated. Some deals are quick and easy, but most of the time there are bumps along the way. Declining Inventory of Listings

The Dallas Morning News on 3/15/2012 had a great article in the Business Section entitled: “Listings at a 10-Year Low”

The DFW market has rapidly transitioned over these past several months from a buyer’s market to a seller’s market (especially in certain locations). So few homes for sale – in some markets with a decline of 40% inventory. The “balanced” market is a six-month inventory, so say the specialists. DFW is now at a five-month inventory, and dropping.

But specific markets are considerably less than five-months inventory. In the past, markets such as this would begin to see significant price increases. But we are not seeing the price increases yet due to over-government regulations and the tight control of appraisals.

According to today’s DMN, these markets are the tightest in the area with little inventory:

• 2.5 months supply – Grapevine
• 3.0 months supply – Bedford
• 3.0 months supply – Frisco
• 3.1 months supply – Allen
• 3.2 months supply – Carrollton/Farmer’s Branch
• 3.2 months supply – Coppell
• 3.2 months supply – Southeast Dallas
