<p>Carrollton get your swim suits on and head to the Splash Park. W J Thomas Splash Park opens on Friday 4-27 and it is free!!! The W J Splash park is located at <a title="W J Splash Park" href="http://maps.google.com/maps?hl=en&amp;tab=wl">1955 N.Perry Road</a> and will be open daily from 9 am to 8 pm. It says they are open daily now but I would call 972-466-3080 to make sure. The old pool was demolished and the first Carrollton Splash Park was created. At this time there are no restrooms available but they plan to build them by late June. I may hold off on swimming until Late June?? After the restrooms are built there will be reserved areas of the splash for parties for a small fee.</p>
<p>The WJ Splash Park is an easy walk W J Thomas and Josey Ranch Sports Field and will be the perfect place for free water play and family outings! Mature shade trees, wooden deck with picnic tables, lots of parking and rolling green hills. On the radio again today I heard that the national market is slow, that sales and values are down. I don&#8217;t know the nationl market, but in my market inventory is low and homes are moving quickly. This past month two different buyers I represent lost out on multiple offers. Sellers taking low ball offers may be happening somewher in the nation, but your local Irving Realtor knows what is happening here and now.</p>

According to Steve Brown of the Dallas Morning News, “This year is shaping up to be the best for the local housing market since before the recession”<br />
I am seeing multiple offers on homes for the first time in 3 years and have come out on the short end of some of these deals.(That hurts) The market has quickly changed from a buyers (give me everything I want at the lowest price) market to a sellers (I’ve got multiple offers and don’t have to give my house away) market. There are still good deals out there and this is a great time to buy. Prices will continue to increase and mortgage rates are still in the low fours and sometime fall below. <p align="center"><strong>Declining Inventory of Listings</strong></p>
<p>The Dallas Morning News on 3/15/2012 had a great article in the Business Section entitled: <strong>“Listings at a 10-Year Low”</strong></p>
<p>The DFW market has rapidly transitioned over these past several months from a buyer’s market to a seller’s market (especially in certain locations). So few homes for sale – in some markets with a decline of 40% inventory. The “balanced” market is a six-month inventory, so say the specialists. DFW is now at a five-month inventory, and dropping.</p>
<p>But specific markets are considerably less than five-months inventory. In the past, markets such as this would begin to see significant price increases. But we are not seeing the price increases yet due to over-government regulations and the tight control of appraisals.</p>
<p>According to today’s DMN, these markets are the tightest in the area with little inventory:</p>
<ul>
<li>2.5 months supply – <strong>Grapevine</strong></li>
<li>3.0 months supply – <strong>Bedford</strong></li>
<li>3.0 months supply – <strong>Frisco</strong></li>

And, that&#8217;s why this new news is to be, perhaps, taken with a grain of salt; and, yet, we can hope that this is one of many true signs that the Market is turning around.<br />

As the article points out, credit scores that are approved are still a little higher than they were a while back. But, they are lower than last year, and seemingly headed in a direction that opens the way for others.</p>

<p>DON’T &#8211; CHANGE JOBS – This change could STOP your mortgage loan. We will re-verify your current employment on the same day of your closing.</p>
<p>DON’T &#8211; BUY A CAR Or Make A Major Purchase &#8211; If you need to make a large purchase like furniture, refrigerators, or anything expensive please call me to make sure that it doesn’t have a negative impact on your qualifications. We do not want this to stop your loan. You will have to sign a letter at closing that states you have not opened any new credit since your loan application.</p>
<p>DON’T &#8211; DEPOSIT ANY FUNNY MONEY – CASH AT HOME Cannot Be Used! Any deposit over $200 in your checking or savings accounts will need to be verified if it doesn’t come from your paycheck. Guidelines require documentation of these funds (bonus checks, copy of tax refund, gift letter with copy of check). NO CASH ADVANCES ON YOUR CREDIT CARDS! Call me immediately if a gift is going to be used.</p>
<p>DON’T &#8211; CLOSE Any Credit Cards Or OPEN New Credit Cards &#8211; If you transfer money from one account to another we need to see this documentation. Closing a credit card can lower your credit score! Please call me if you are looking at closing any of your accounts. Your credit report may be re-checked the day of closing. We don’t want any surprises at this time!</p>
<p>DON’T &#8211; CHANGE YOUR CLOSING DATE &#8211; If you need to change or move the closing date on the home you are buying or selling, I need to know immediately.</p>
<p>DO &#8211; Ask Questions &#8211; If you think there is something about your file that we need to know (a gap of employment over 45 days in the last 2 years, you haven’t filed last year’s tax returns, you are about to get married, or you are selling a home and it may not close on time or not at all) please give me a call or email.</p>
<p>DO &#8211; Keep Your Originals &#8211; Paycheck Stubs &amp; Bank Statements &#8211; We are required to update any documents that are over 30 days old prior to the closing of your mortgage loan (even if your loan is approved).</p>
<p>DO &#8211; Provide Documentation For The Sale Of Your Current Home &#8211; We need the sales contract, closing statement &#8211; HUD-1 Settlement Statement if you are selling your current home.</p>
<p>DO &#8211; Let Me Know If You Will Receive Gift Funds Or Need A Power Of Attorney. &#8211; If you are receiving a gift for your down payment or closing cost, I need to know as soon as possible. If you are married, both you and your spouse are required to be at closing. If one of you are unable to attend, we will provide you with a Power of Attorney (POA) so you can close. This POA must be “Real Estate Specific,” so please let me know as soon as possible.</p>
